The Capital Improvement Committee was put together a few years ago for the purpose of improving our common areas, thus making our community a more desirable place to live. The committee is given an annual budget which fluctuates each year based on the results of inflation and fluctuating operating expenses.
The committee initially developed a comprehensive design project plan which was approved by the HOA Board. This plan is to be completed in phases as the budget allows.
Update: 12/01/2023:
The first work accomplished was the tree and grass planting improvements on the south side of the west pond that backs up to the Ridge Christian Church property. Last summer, it was quickly realized that for future planned plantings, an irrigation system of sort would be needed. Sprinklers were ruled out due to the high cost, so to support a more inexpensive irrigation method a water faucet was installed for water access. A request has been made for a small bridge that would provide access across the ditch where overflow water drains out of the pond. This would provide safe footing for anyone setting up and maintaining plantings on the south side of pond. Neither the water faucet for irrigation or the bridge were included in the initial design plan.
Update 07/01/2024:
The small bridge over the west pond overflow ditch is still under consideration. In the meantime, the committee is looking at what the next phase might entail. Being discussed is the clearing of the small overgrown area on the southwest corner of the EPP property bordering The Trails and Ridge Christian Church property. This will expand the area near the south entrance of the neighborhood. So how could this area be utilized to improve the neighborhood? A few suggestions being considered are a small children's playground, seating area, picnic table, or possibly a gazebo. The committee is interested in whether anyone would actually use any such mentioned facilities or if there are any other suggestions. An email to the neighborhood will be sent out soon seeking input.
Update 08/04/2024:
An email was sent to all EPP residents concerning possible improvements to the area around the south entrance. The committee would like input such as.... Do you like any of the suggestions? Do you have any other suggestion? Would you utilize any of the added facilities?. Please respond to the HOA email address or by contacting a committee or board member.
Update: 04/12/24:
From the Developer (Rick Dodson):
We have broken down the 58 acres into two separate subdivisions.
The single family subdivision to the North has 135 lots in which 133 have been sold to builders or individuals.
The gated part on the South end will have 65 lots with homes designed for the 55+ community. My company will build all of these homes. They are currently priced at $200\sq.ft. and we have already sold about 8 lots. We believe our homes will range from a low $340,000 up to $500,000. There will be private gates at the West end of the most southerly street and only access will be by homeowners, fire and police (I do not expect our homeowners to exit the neighborhood to your West). The clubhouse will be located on the southeast side of our pond. We are discussing a pickle ball court and dog park.
The subdivision has basically cut in all the roads. Conduits for electric, gas, water and cable will be completed next week The following week the roads will be treated with soil cement and should take a couple of weeks. The curbs will be strung hopefully beginning the week of May 8th and after about two weeks they should run their machine through and we should have the curbs installed. We are shooting for the 1st of June to lay the asphalt and are hoping for release of permits around July 1st.
We will be cleaning up the West overflow area between our ponds. The area will be smoothed out and sodded. I am going to try and get right on it due to spring rains helping the sod establish. If any other questions, I will be more than happy to discuss. Thanks for all the cooperation.
Update: 08/01/24:
After an inquiry from the EPP HOA Board regarding when we can expect the Developer to clean up around out east pond, remedy the extra runoff into this pond, and pick up the hay swaddles on W Laredo Street, we received the following response:
From the Developer (Rick Dodson): Developer states that once the asphalt goes down (starts the week of 8/5/24), then they will start cleaning up the project. He states they have already removed the hay bales from the dead-end streets (W Laredo, W Laredo Place and W Delmar Streets), and the sofa that someone dumped out at W Laredo St. Our neighbors to the north, Pembrooke Park, had requested barricades at these locations and the developer has installed those. He states he needs electricity before he lays the sod, and that when the sod has been laid, he will direct his attention and the contractor's attention to the EPP east pond.
