Deed of Dedication and Restrictive Covenants

  

The governing documents of The Estates at Pembrooke Park(EPP) Home Owners Association are called the Deed of Dedication and Restrictive Covenants. These are legally binding rules that control how your property can be used and maintained. These rules help maintain neighborhood standards and property values. The restrictive covenants are officially recorded and filed with Tulsa County.


Our neighborhood was constructed in two phases. The first phase of 104 lots was platted and recorded with the Tulsa County Clerk in 2002 as “The Estates at Pembrooke Park Blocks 1-8”. The second phase of 49 lots was platted and recorded with the Tulsa County Clerk in 2005 as “The Estates at Pembrooke Park Blocks 9-15”.  

Even though there are two phases, together our neighborhood is known as The Estates at Pembrooke Park and is governed by one Home Owners Association(HOA).  HOA membership consists of all 153 lot owners.  


Unfortunately, each phase has its own Deed of Dedication and Restrictive Covenants. The two documents are mostly identical except for items that are unique to each phase. Phase 1 has covenants specific for the lots that border the trickle drainage ditch and for lots that back up to The Trails neighborhood.  Phase 2 has covenants that are specific to the two neighborhood ponds and to those lots that border them.


It is not feasible or cost effective to try to combine the two phases, so over the years amendments have had to be made to each set of documents separately. Phase 1 homeowners can only amend the covenants for phase 1 and homeowners in phase 2 can only amend the covenants for phase 2.

You can also look for your house number on the following EPP property map. The two phases are marked showing which lots belong to each phase.
